Water heater repair for gas, electric and tankless systems

Lost hot water, leaks, noises and odors diagnosed safely, with relief valve and venting checks on every visit.

When the hot water runs out early or never arrives, the cause may be a simple part or a tank near the end of its life. Careful diagnosis tells you which, before you spend money.

  • Relief valve checked every visit
  • Gas and electric units serviced
  • Tankless descaling available

How water heaters work and fail

Tank water heaters store heated water ready for use. Gas models heat the water with a burner under the tank and vent combustion gases outdoors. Electric models use one or two heating elements inside the tank, each controlled by a thermostat. Tankless models heat water only as it flows through a heat exchanger.

Each type fails in characteristic ways. Gas units have pilot, thermocouple, gas valve and venting problems. Electric units have element and thermostat failures. Tankless units are sensitive to scale buildup, flow sensors and venting. All types can develop leaks, and tank units are affected by sediment and corrosion.

Knowing the fuel type, age and whether the unit is a tank or tankless model helps the dispatcher send a technician prepared for your specific system.

Many water heater problems are repairable. A leaking tank body is the one that usually is not.

No hot water or not enough

On a gas water heater, no hot water often means the pilot has gone out or the burner will not light. A failing thermocouple or thermopile, a faulty gas control valve or a venting safety switch may be responsible. Relighting the pilot may work briefly, but repeated outages point to a part that needs replacement.

On an electric water heater, running out of hot water quickly often indicates a failed element. Many units have an upper and lower element, and losing one reduces capacity. A tripped high limit switch can cut power entirely and usually signals an underlying fault.

Tankless units may display error codes when they cannot ignite, detect flow or maintain temperature. Low flow from partially closed valves, clogged inlet screens or scale can prevent the unit from firing.

Leaks and where they come from

Not every leak means the tank is failing. Water may come from loose connections at the top, a leaking drain valve, a discharging relief valve or condensation on gas units. Identifying the source is the first step.

A leak from the tank body itself usually indicates internal corrosion has perforated the tank. That damage is not repairable, and replacement should be planned promptly to avoid water damage.

Placing a drain pan with a drain line under the water heater limits damage if a leak develops, and leak detection devices can provide an early warning.

The temperature and pressure relief valve

The temperature and pressure relief valve opens if the water gets too hot or the pressure too high. It is a critical safety device. A valve that drips occasionally may be responding to thermal expansion, while one that discharges often suggests excessive temperature or pressure.

Homes with a check valve or pressure regulator on the main line may need a thermal expansion tank. Without one, heated water has no room to expand, pressure spikes and the relief valve discharges.

Never cap or plug a relief valve. The discharge pipe should run to a safe location near the floor or to an approved drain. We check the valve and its discharge line on every visit.

Noises, odors and discolored water

Rumbling or popping noises in a tank water heater usually come from sediment on the bottom. Water trapped under the sediment boils and bursts through. Flushing can help if the buildup is not too severe.

A rotten egg smell in hot water is often caused by a reaction involving the anode rod and bacteria in the water. Replacing the anode with a different type or treating the water can resolve it.

Rusty hot water may indicate a depleted anode rod or internal corrosion. Checking the anode and inspecting for other signs helps determine whether the tank can be saved.

Anode rods and tank life

The anode rod is a sacrificial metal rod that corrodes instead of the tank lining. Once it is consumed, the tank itself begins to corrode. Inspecting and replacing the anode can extend tank life.

Water quality affects how quickly anodes wear. Softened water and certain water chemistries can accelerate consumption. We check the anode condition when access allows and explain what we find.

For older tanks, anode replacement may not be worthwhile if corrosion is already advanced. The technician will give an honest assessment.

Gas safety and venting

Gas water heaters must vent combustion gases outdoors. Backdrafting, where gases spill into the room, can occur when vents are blocked, disconnected or undersized, or when the home is depressurized by exhaust fans.

We check the venting and draft on gas units and look for signs of spillage such as soot or melted fittings near the draft hood. Carbon monoxide safety is part of every gas water heater visit.

Changes to other appliances can affect water heater venting. When a furnace is replaced with a high-efficiency model, a water heater left alone in an old chimney may no longer vent properly. Our Furnace Replacement planning accounts for this.

Tankless water heater maintenance

Tankless units heat water through a compact heat exchanger that is vulnerable to mineral scale. Periodic descaling with a flushing solution helps maintain performance and prevent overheating.

Inlet water filters and air intake screens should also be cleaned. Many units provide maintenance alerts or codes.

Venting and condensate drainage are checked on condensing tankless models, as with other high-efficiency gas appliances.

Repair or replace

Replacing a thermocouple, gas valve, element, thermostat or relief valve is usually worthwhile on a tank in good condition. A leaking tank, extensive corrosion or repeated failures on an older unit point toward replacement.

We give you the repair price and, when relevant, an honest view of the tank's condition. That helps you decide whether to repair now and plan replacement later, or replace right away.

Temperature settings are reviewed during every visit. Many safety authorities recommend around 120 degrees Fahrenheit as a setting that balances scald prevention and comfort for most households.

Electric water heater safety and controls

Electric water heaters operate at household voltage, and their access panels cover live terminals. Power must be turned off at the breaker before any panel is removed. Our technicians verify that power is off with a meter before touching elements or thermostats.

Upper and lower thermostats control each element in sequence on most tank units. A thermostat that fails closed can overheat the water until the high limit trips, while one that fails open leaves an element idle. Testing each thermostat and element individually pinpoints the problem.

Elements can also burn out when they are energized without being covered by water, which sometimes happens after a tank is drained and refilled incorrectly. Refilling the tank completely before restoring power prevents this, and we follow that sequence on every repair.

Water heater warning signs

Pay attention to these changes.

Hot water runs out quickly

Often a failed element, sediment buildup or a thermostat problem.

Pilot keeps going out

Points to a thermocouple, gas valve or venting issue.

Water around the base

Could be a connection, valve or tank leak that needs prompt inspection.

Relief valve discharging

May indicate excessive pressure, temperature or thermal expansion.

Popping or rumbling

Sediment is likely building up at the bottom of the tank.

Rusty or smelly hot water

Anode condition, corrosion or water chemistry may be involved.

Water heater repair questions

Why does my water heater make popping sounds?

Sediment on the bottom of the tank traps water that boils and pops. Flushing may help if the buildup is not severe.

Is a leaking water heater dangerous?

A leak can cause water damage and may indicate a failing tank. A discharging relief valve can signal dangerous pressure or temperature and should be checked promptly.

Can I relight the pilot myself?

Many units have relighting instructions on the label. If the pilot will not stay lit, or if you smell gas, stop and call for service.

What temperature should my water heater be set to?

Around 120 degrees Fahrenheit is commonly recommended for most households to reduce scald risk.

How often should I flush my water heater?

Many manufacturers recommend periodic flushing, often annually, though water quality affects the need.

Do tankless water heaters need maintenance?

Yes. Descaling, cleaning filters and checking venting help keep them working properly.

Why does my hot water smell like rotten eggs?

This is often related to the anode rod and bacteria. Anode replacement or water treatment can help.

How do I know if my water heater tank is failing?

Water leaking from the tank body, rust-colored hot water that does not clear, heavy corrosion at the fittings and loud rumbling despite flushing are common signs. A technician can inspect the unit and tell you whether repair still makes sense.
